Move-in and move-out cleaning is a detailed clean of an empty home, done right before you hand over the keys or right before you move your things in. With the furniture gone, we can reach everything: inside every kitchen cabinet and drawer, inside the fridge and oven, closet shelves, window sills, baseboards along every wall and the floor where the couch used to be.
It starts at $239 for a one-bedroom home, and a typical three-bedroom, two-bath home is $379. Renters book it to help get their security deposit back. Sellers book it so the home shows well and closes without complaints from buyers. Buyers book it so they can unpack into a home that’s genuinely clean. And realtors and property managers book it between occupants — for ongoing rental turnovers, see our make-ready cleaning for landlords.

Move-out cleaning and your security deposit in Texas
In Texas, a landlord can deduct from a security deposit for damage and charges you’re responsible for under the lease — but not for normal wear and tear. A home left dirty is one of the most common reasons for a cleaning charge on a final statement.
A few things worth knowing about the rules in the Texas Property Code (Chapter 92):
- Your landlord generally has 30 days after you surrender the property to refund the deposit or send an itemized list of deductions.
- You should give your landlord a forwarding address in writing so the refund or itemized list can reach you.
- Normal wear and tear — like lightly worn carpet or faded paint — isn’t a deductible item. Grease-coated cabinets, a dirty oven or a scaled shower usually aren’t wear and tear; they’re cleaning.
Many Texas leases also spell out move-out cleaning expectations, and some list specific charges for things like cleaning the oven or fridge. Read yours, and if your landlord or property manager has a move-out checklist, send it to us and we’ll follow it. This is general information, not legal advice. Our Texas move-out cleaning checklist covers the details step by step.
Move-out cleaning for sellers, buyers and realtors
When a home changes hands, a professional clean helps the sale go smoothly on both sides of the closing table.
- Sellers: Buyers do a final walk-through before closing, and an empty house shows every scuff and dust line. A move-out clean after the movers leave means the new owners walk into a home that looks like the listing photos.
- Buyers: Even a well-kept home has the previous owner’s dust in the cabinets and a fridge you’d rather not inspect. A move-in clean before your boxes arrive is the easiest time to get it done — and you’ll know exactly what was cleaned.
- Realtors: We can schedule around your listing timeline, closings and walk-throughs, and coordinate entry by lockbox. For a pre-listing clean of an occupied home before photos, a deep clean is usually the better fit; for vacant listings between tenants or owners, book a move-out clean.

HOAs, gated communities and moving-day logistics
A good move-out clean is mostly about timing and access. Here’s what helps us schedule it right in The Woodlands and nearby communities:
- Book after the movers, not before. The clean should happen once the home is fully empty. Ideally, leave a day between moving out and the final walk-through so there’s room for our 24-hour re-clean guarantee if anything needs a touch-up.
- Keep utilities on. We need running water and electricity to clean properly. Don’t schedule the shutoff before the cleaning day.
- Gate and building access. Gated neighborhoods, condo buildings and apartment communities often require a gate code, a visitor pass or advance notice to the office. Include it in your booking notes.
- HOA and community rules. Some associations and condo buildings restrict hours for moving trucks or service vendors, or require elevator reservations. Let us know so we can work within them.
- Trash. We clean; we don’t haul. Leftover furniture, boxes and junk should be removed before we arrive.

Move-out cleaning cost in The Woodlands
Move-in and move-out cleaning starts at $239 for a one-bedroom home, and a typical three-bedroom, two-bath home is $379. The price includes the inside of cabinets, drawers, fridge and oven — items that are add-ons in our other services. Larger homes add a square-footage adjustment, which matters here because so many Woodlands homes are 2,500 square feet or more.
For comparison, published move-out cleaning rates in the area generally run from about $300 to $750 depending on the home. Our flat price is shown before you book on the booking page, and you get $25 off when you book online.
Compared with a landlord’s itemized cleaning charges, a professional clean is often the more predictable cost — and you choose who does it and when. You pay after the clean, and if your walk-through turns up something on our checklist that was missed, tell us within 24 hours and we’ll come back. See all our prices.

Move-In & Move-Out Cleaning FAQ
What’s the difference between a move-out clean and a deep clean?
A move-out clean is done in an empty home and includes the inside of all cabinets, drawers, closets, the fridge and the oven. A deep clean is for a lived-in home, works around your belongings, and treats inside appliances and cabinets as add-ons.
Will a move-out cleaning guarantee I get my deposit back?
No cleaning company can guarantee a landlord's decision — deductions can also come from damage, unpaid rent or lease terms. What we can do is clean thoroughly against your landlord's checklist and fix anything we missed within 24 hours, which removes cleaning as a reason for deductions.
How long does a move-out clean take?
Typically five to eight hours of work for a three-bedroom, two-bath home, depending on condition. For larger homes, we usually send a team so it's done in a single day.
Does the house need to be empty?
Yes, ideally fully empty. Furniture and boxes block cabinets, closets and floors. If a few items are staying, let us know which ones so we can plan around them.
Do you clean carpets or walls?
We vacuum carpets thoroughly and spot-clean marks from walls where it's safe for the paint. We don't shampoo or steam-clean carpets or repaint — many Texas leases ask for professional carpet cleaning separately, so check yours.
Can you work with my realtor or property manager?
Yes. We regularly coordinate entry by lockbox and can schedule around closings and walk-throughs. Just add their contact details and any access instructions to your booking.
Do you do move-out cleaning in Spring and Conroe too?
Yes. We serve The Woodlands plus Spring, Conroe, Tomball, Magnolia and other nearby communities. See all service areas.
