What a guest-ready turnover includes
A turnover is judged in the first 30 seconds after a guest opens the door, so we clean in the order guests notice things: smell, beds, bathrooms, kitchen, then everything else.
- Linens and towels: we strip and remake every used bed and swap all towels. If you keep a second set on site, we rotate them and can run laundry in the unit (add-on, per load).
- Restocking: we refill the consumables you provide, such as toilet paper, soap, coffee pods, dish tabs and trash bags, and tell you when your backup supply is running low.
- Photo-ready staging: send us your listing photos and we reset each room to match them, from pillow arrangement to how the towels are folded.
- Left-behind items: chargers, jewelry and kids’ toys are bagged, photographed and reported so you can sort it out with the guest.
Turnovers use the same room-by-room checklist every time, which is what keeps your reviews consistent from one cleaner to the next.
Damage reporting and property checks for remote hosts
If you are not local, the cleaner is the only person who sees the property between guests. We treat that as part of the job.
At the end of every turnover we send you a short report with photos covering:
- Visible damage: stains, broken glasses, scuffed walls, burns, chipped furniture
- Maintenance issues: leaks under sinks, running toilets, burned-out bulbs, HVAC filters that look clogged, tripped breakers
- Rule breaks you may want to raise with the guest, such as signs of smoking, extra guests or pets
- Supplies running low, so you can reorder before the next booking
We document, we do not confront guests or make repairs. That gives you time-stamped photos for a damage claim through your booking platform, and a heads-up on small problems before they become a one-star review. Texas humidity is hard on rentals that sit empty, so we also flag musty smells or condensation when we notice them.

The rentals we clean fall into two groups, and they need slightly different turnovers.
The Woodlands and Spring: mostly homes and condos booked by business travelers, visiting families and event guests near The Woodlands Waterway, Market Street and the Pavilion. These guests expect hotel-level bathrooms and a fast, reliable Wi-Fi-and-coffee setup. Turnovers are usually short, so speed and consistency matter most.
Lake Conroe: lake houses and condos in Montgomery, Conroe and Willis, a short drive north of The Woodlands. Bookings cluster on summer weekends and holidays, groups are bigger, and there is more of everything: sand, sunscreen on furniture, wet towels, a grill to wipe down and a dock or patio full of cups. We plan more time for these and bring extra towels-and-linen bags for multi-bedroom homes.

Turnover pricing is flat by bedrooms and bathrooms, the same as on our pricing page, so you can build it into your cleaning fee.

Hosts who book regular turnovers get the same recurring discount ladder as homeowners: 20% weekly, 15% every two weeks, 10% monthly. If a rental has been sitting a while, or after a rough stay, book a one-off deep clean to reset it, then go back to standard turnovers. Supplies you provide, such as linens, toiletries and coffee, are not included in our price; cleaning products and equipment always are.

How fast can you turn over a rental?
Most 1 to 3 bedroom turnovers fit comfortably inside a standard 11 am check-out and 4 pm check-in window. Large lake houses take longer, so tell us the bed count and we will schedule enough cleaners to finish in time.
Do you supply linens and toiletries?
No. We use your linens, towels and guest supplies so the rental stays consistent with your listing. We bring all cleaning supplies and equipment, eco-friendly products included.
Can you do laundry on site?
Yes. On-site laundry is an add-on at $25 per load. Many hosts keep two full sets of linens per bed so we can make the beds with clean sets while the used ones wash.
Do you clean Lake Conroe rentals in Montgomery and Willis?

How do you get into the property?
Most hosts give us a dedicated smart-lock code or lockbox. We lock up, reset the thermostat to your setting, and confirm in the turnover report that the home is secured.
Can you work from my booking calendar?
Yes. Share your calendar or send us your upcoming check-outs and we will slot turnovers against them. Same-day bookings are fine as long as you let us know as early as possible.
