Kingwood calls itself “The Livable Forest,” and the name fits. Friendswood Development began building it in the 1970s as a master-planned community of more than 20 villages on about 15,000 wooded acres. Houston annexed Kingwood in 1996, so most of it is now inside the City of Houston, mostly in Harris County with a small part in Montgomery County. It sits along US 59/I-69, north of the San Jacinto River, with Lake Houston to the east and south. From The Woodlands it’s roughly 30 to 40 minutes east. We clean homes in 77339, 77345 and the Kingwood part of 77346.
The forest is the point of Kingwood. Greenbelt trails connect the villages, and homes sit under tall pines and hardwoods. A lot of the housing is established, with many homes built in the 1970s through the 1990s in villages like Bear Branch, Elm Grove, Kings Point and Forest Cove. Newer sections like Kings Manor and Kings River have larger homes. Both kinds of home benefit from a cleaning team that understands what a forest does to a house.
What living in the Livable Forest means for cleaning
Tall pines and greenbelts are why people choose Kingwood, and they also bring in a lot of dirt. Expect pine pollen in early spring, needles and leaves through fall, and humidity most of the year. On Kingwood visits we focus on:
- Entry floors and back doors near greenbelt trails, where mud and needles come in
- Window sills, screens and sliding-door tracks, where pollen collects
- Bathroom grout and caulk, where humidity leads to mildew
- Ceiling fans and vents, which spread dust when they’re dirty
A typical 3-bed/2-bath standard clean is $209. Larger homes add $30–$100. Our pollen season guide was written for The Woodlands, but Kingwood’s forest causes the same problems.
Deep cleaning established Kingwood homes
Homes that have been lived in for decades benefit from a reset. Original tile, wood paneling, built-in shelving and older kitchens collect grime that regular cleaning doesn’t touch. A deep clean (from $209; a typical 3-bed/2-bath is $339) includes hand-wiped baseboards and doors, detailed bathrooms, degreased kitchen surfaces and dusted light fixtures. Add-ons like inside cabinets ($45) or blinds detail ($35) help before the holidays or a family visit. After the deep clean, recurring cleaning keeps it that way, at 20% off weekly, 15% every two weeks or 10% monthly.
Moving in or out of Kingwood
Kingwood homes change hands often, and a clean house helps them sell. Buyers from across the Lake Houston area look at Kingwood for its trails, parks like East End Park, and shopping around Kingwood Town Center and Northpark Drive. A move-out clean (from $239; a typical 3-bed/2-bath is $379) covers inside the appliances and cabinets, baseboards and blinds. Sellers and realtors can also book a pre-listing deep clean before photos.
